Westminster neighborhoods offer space to spread out, enjoy life

If you’re looking for a large home in the northwest metro, consider Hyland Greens, Hyland Greens East, or The Windings neighborhoods in Westminster.

These neighborhoods offer homes perfect for families or anyone who likes a lot of space. And if you’re a golfer, you’ll love being close to the Hyland Hills Golf Course.

“It’s got a strong community feel,” says Chad Murphy, an 8z real estate agent, “There’s a real ‘Brady Bunch’ vibe.”

The neighborhood is conveniently located near U.S. 36 and Interstate 25 and offers easy access to Boulder and Denver.

What’s available?

The neighborhood offers only single-family homes. Properties in Hyland Greens and Hyland Greens East were constructed in the mid-1970s, while homes in The Windings were built in the 1980s and 1990s.

Prices range from $650,000 to $1.4 million, Murphy says. The most expensive houses can be up to 7,000 square feet and back to the golf course.

Like the rest of the metro area, homes in Westminster have sold quickly in the past year.

The pace is slowing a bit with higher interest rates and more available homes.

“Many homes aren’t selling the first weekend,” Murphy says. “Some are hanging out for 30-plus days. But if it’s a really nice house and it’s priced right, it’ll sell quickly.”

While fewer homes are selling for thousands over the list price, overall prices haven’t dropped significantly.

“It’s a changing market, but it’s still not a balanced market,” he says. “There’s not enough inventory for it to be a buyer’s market.”

Who’s moving in?

Hyland Greens appeals to first-time buyers and move-up buyers. But Hyland Greens East is a traditional luxury market, Murphy says.

The neighborhoods appeal to buyers who value having more yard space for their kids and pets.

Neighborhood amenities

In addition to Hyland Hills Golf Course, an 18-hole and par-3 9-hole course with Cianco’s Restaurant, the neighborhood also is located near Legacy Ridge Golf Course.

It’s also home to Adventure Golf and Raceway, a mini-golf and fun center with three 18-hole mini-golf courses, a go-cart raceway, and a ropes course. And the neighborhood provides two community pools and a large park with basketball courts and playgrounds.

Although the neighborhood is strictly residential, it sits close to downtown Westminster and Westminster Promenade.

“It’s very suburban,” Murphy says. “There no walkability. You’ll need to drive for anything you need, but you don’t have to drive far.”
